What is Property Possibilities' Advertising Policy pertaining to CREA legislation?

Property Possibilities requires that articles legislated by the Canadian Real Estate Association (CREA) pertaining to advertising be adhered to by all Canadian Realtors. Therefore:

A REALTOR shall not advertise a property if such advertising has been restricted at the request of the seller/landlord. In any advertisement, the advertised or offered price of a property shall not be other than that which was agreed upon with the seller/landlord.

REALTORS shall ensure a true presentation in all advertising. Properties and services shall not be advertised without identifying the firm, the individual practitioner, in accordance with provincial licensing legislation.

Interpretations:

1. The contents of REALTOR advertising, in any form should accurately reflect the property or services being advertised.

2. A REALTOR should not advertise property in any form or in any medium in any manner that is contrary to the requirements of provincial legislation.

3. No REALTOR should advertise any property owned by himself or herself or by another person without identifying the REALTOR as a real estate practitioner, and such identification should be in the manner that may be required by the applicable regulatory legislation.

4. This article does not apply to truthful advertising by REALTORS. Any advertising by a REALTOR which contains seemingly derogatory statements about competitors, their businesses or their business practices may form the basis of an ethics charge only if such statements are false or misleading within the meaning of the Competition Act, are otherwise prohibited by law, or relate to information that was restricted from use at the request of the vendor. (Also applies to Article 22)

Accuracy and Status of Listing Ads

The CREA and all Canadian Real Estate Boards require that all Listing Ads, be current and up to date.

Property Possibilities will automatically send you a Status Report, by email, every Friday. It is the responsibility of the Advertising Realtor to update and edit the status of Listing Ads.

Are there any fees associated with Property Possibilities Services?

There are NO fees and NO referral fees to Realtors (or your clients) for using Property Possibilities. All Listing Ads are free. There is a lot of discussion about VOW's and IDX among Realtors. Can You offer insight?

In general terms real estate listing information is now available online in three formats:

1. VOW (Virtual Office Website). Broker Green posts extensive MLS information online. To view this information, consumers must register with the site. At the time of registration, consumers will be asked if they would like to have Broker Green represent them as a buyer broker. If they press an I accept -type button, an "agency" contract will be created. Under this contract, the broker will provide certain services and the consumer will pay a fee once the broker has successfully completed certain tasks.

1. IDX (Internet Data Exchange). Broker Jones, a member of the local MLS, posts listing data from many brokers on his or her website. Under IDX, the amount of information regarding an individual listing is limited and MLS brokers may opt out -- elect not to allow the distribution of their data through IDX.

1. Free Style. Broker Smith posts his or her listings online with as little or as much information as is deemed appropriate. Listings may also be available from local associations, franchises, aggregator sites that combine listings from many sources and other outlets.
